Modular timber constructions are the mobile construction method of the future. Modern modular timber construction is the ideal choice for lifestyles and social structures that require fresh thinking. It can offer optimal solutions when the key priorities are responsible use of available space, affordable housing and maximum flexibility. Modular construction designs are incredibly versatile and offer huge potential, despite the serial production methods and standardised architectural concepts. Modular timber construction systems are flexible, sustainable and aesthetically pleasing.

Modular timber construction – with flexibility, sustainability and aesthetics as a priority

  • Flexibility is central to our company philosophy, which is why we needed new design and usage concepts for buildings with various applications.
  • Modular timber construction guarantees the high-quality finishing required for both temporary and permanent buildings.
  • Cell-form modular constructions meet the strictest ecological, energy, indoor climate, structural and soundproofing requirements.
  • Modular construction also offers impressive energy efficiency.
  • The trend towards simplified and CO2-optimised construction favours timber construction with a high degree of prefabrication.
  • A timber construction with prefabricated elements can be designed individually and aesthetically.
  • Modular homes can be adapted flexibly to suit changing demands and requirements.

Modular timber construction

Efficient construction, from a single component to a complete module
  • Modular construction includes structural building elements, individual components, room-sized modules and entire residential units.
  • Process reliability and efficiency: defined planning and production processes reduce costs and use meaningful synergies.

  • Production of the timber modules in weather-protected halls increases productivity and guarantees consistent quality of components.

  • Planning requirements are predictable and costs can be controlled.

Modular timber construction and aesthetics

Architecturally interesting implementations

Modular timber construction offers freedom of design for architects and enables more aesthetically pleasing construction. Facade design and floor plan concepts offer a variety of design options. A combination of modular construction and conventional supporting structures enables architecturally and aesthetically appealing implementation.

Modular timber construction – fast and flexible to new rooms

Modular buildings are ideal if new or additional space is needed at short notice. Modular timber construction can also be used wherever a certain degree of standardisation allows the use of serial production. The applications for flexible timber construction are already almost unlimited. «Standardised and economical yet customisable and sustainable – modular timber construction covers these very requirements!»

Production of timber modules in our factory

Timber modules are produced in Blumer Lehmann’s own factory and follow clearly structured processes. Individual components are assembled sequentially into installation-ready timber modules on our modern automated production line. The timber-framed modules are up to 90% prefabricated. The modular construction method enables production in the factory and preliminary work on the construction site to run in parallel, guaranteeing a high level of cost and scheduling reliability.

Modular construction in cities

Concentrated construction – flexible commercial and living space

Traffic restrictions caused by construction work can be kept to a minimum and the space created can be occupied quickly to maximise returns. Modular timber construction also allows projects for interim use, like the Lattich site in St. Gallen, to become feasible. The 45 timber modules on the site around the rail freight depot will provide space for small businesses in the creative sector for the next 10 to 15 years.

The modular house – unique and flexible

Modular timber houses offer maximum flexibility. The short production and construction times also keep the emissions produced during the process to a minimum. Modular house construction is extremely flexible and therefore offers key benefits, with houses generally ready to be occupied immediately after being erected. Modular buildings can also be assembled and dismantled easily, making them ideal for interim use at temporary locations. Buildings can also be repurposed, extended or have additional storeys added in a customised and cost-effective way. Modular timber buildings are particularly sustainable and resource conserving: after a certain period of use, the timber modules can just be re-used at another location with minimal cost and effort.

Modular timber school buildings

For many municipalities, modular timber construction is providing a solution for the increasing lack of space in school buildings. Timber constructions are suitable for permanent use as well as for meeting temporary space requirements such as during conversion works. A modular school building offers numerous benefits in terms of planning, construction, flexibility and cost, and also conserves resources.

Modular housing for asylum seekers

The advantages of modular timber construction are particularly highlighted in crisis situations. When a certain amount of accommodation is needed at short notice, the priorities are flexible planning, short delivery times, high cost reliability and sustainable construction. Modern, modular timber buildings are a highly flexible way of providing temporary housing. With modular buildings like those constructed at the Grosshof asylum centre in Kriens, re-use as student accommodation, for example, is both planned and possible.
